Does anyone have any experiences with a property not connected to the main drain.

How problamtic is a septic tank/Fossa really? does it takes much maintenance :(

Provided the tank is designed and built properly, there should be no problems. You do need to know what you are doing though, the tank must be sized correctly and the outflow field built properly.
Our builder is constructing one from scratch in concrete, seemed surprised that in the UK you would buy a plastic tank and bury it.
USA web sites are a great source of info, so much of the place is so far from mains anything.

There are basicaly two kinds.
The ones that don´t drain at all (fossa estanque) and therefore should be emptied regularily ant the ones that have some sort of hidden drainage to the soil (fossa ceptica). The last variety may be better for sandy soils, and must not be done close to wells for obvious reasons. There are regulations about distances. In some places builders may choose between the two varieties. The city council (Câmara) normaly defines it. Concerning the fossa volume it wil depend on how many rooms the house has, and again the volume calculation method is usually defined by the city council.
