If you aren't looking to sell.....forget it, just enjoy your lovely 2nd home in the Algarve.

I do feel sorry for homeowners who, for whatever reason need to sell.

It doesn't seem that long ago that the Algarve was in the top 5 areas for investing in 2nd homes abroad. Let's just hope that it's swings and roundabouts, and the cycle will recover in the medium term.

Clearly there is no money in Portugal, so the locals are out of the game. As Bruce says if you don't need to sell, sit back, if however you need to sell........ not a good time.

Clearly there are different views. One of the problems in Spain and Portugal was greedy developers creating an over supply of properties. Many did not take heed of the writing on the wall and just kept building. These properties are adding to the depression of property prices, and skewing the statistics. Another problem is that some people over price, often because they anticipate a large reduction and so add that onto the price they want to get. As ever, location is key and Carvoeiro is a good location, thus that and sensible pricing improve chances of selling.

It is not all bad news we know of a villa in Carvoeiro ( sea views ) that sold within weeks of going on the market . The final price was about 10% less than the advertised price. Location, Location, Location.

Interesting reading and views, but sadly we one of the unlucky ones who have to sell :( ... so would be most grateful for any suggestions on good agents that dont charge 5%, or private international websites, would be gratefully received. Fortunately the current euro exchange/gbp take a little sting out of the tail on falling prices. I still think Carvoeiro the top spot in Algarve, but some people are a little greedy with pricing which is a shame because it confuses the buyer as to what realistic pricing is.
