You can ask whatever you want for your house, question is if anybody will buy it.
Sorroundings will also impact the prices of properties and up the €/mt2:

I'll echo G's comment.
A relative of mine recently invited an estate agent round to value her property in a similarly sought-after estate here in the UK. The agent was told explicitly that the property was not going on the market yet, so he had nothing to gain or lose by lying (except maybe force of habit
).
When we eventually asked the agent the important question: "What is it worth", he quickly replied "Its worth about 200k, but I'll sell if for 300k".
... and these are true and accurate quotes.
