Clearly we do know the price - hence the reason we import the labour.
I priced it myself and came out somewhere near €4,500 including the pressure washer.
I gave two local guys the chance to revise their price after my friend and neighbour came up with the 'Irish/Polish' solution - they offered a 10% discount. I take no delight in bringing in labour to do the job but a saving of €3,000 is a no-brainer.
I am going through a similar exercise at present trying to get sensible prices for an extension and refurbishment project and may resort to imported labour if it comes to it.

I did ours myself. Used a pressure washer first then good paint. To avoid spending all our holiday doing it I did one elevation each trip (approx 1 month apart)- which made it really easy.
Doing it myself I know what preparation was done, how many coats were applied and what type of paint was used. Very unlikely to have the same control over any local tradesmen - especially if you are not there when they are doing it.
Our neighbour had his done professionally about the same time as I did ours - his is flaking and looking poor already while ours is still like new.
Having done it and now having the right tools I will adopt the "stitch in time" approach in future with a quick pressure wash when it looks a bit dirty and then touching up the paint when it needs it - something that would not happen if I was paying for a decorator every time.

All of these prices sound scandously high,i have refrences,many of them,if anybody needs a quote then drop me a line and ill arrange a visit,this also goes for new build,renovations or plans applied forr

What type of paint did you use, we have to do ours before next June and also have lots of cracks to fill in our villa was built 4 years ago and has now settled.

Von Von, Surely if your villa is only 4 years old it shouldn't be need to be repainted? I had my new property for 10 years before it needed to be repainted. When you say your villa has now settled, what do you mean?

All new builds we have seen have some minor surface cracks as the building settles and dries, you also get some which appear in the summer as the ground shrinks as it dries up.
You used to get the same in the UK ( that it when they used plaster as opposed to Plaster board. )
Our builder said that if he had his way he would like to leave the struture unplastered for two years to allow for this.

as with any new build either here or the Algarve the property has to settle [foundations etc] and so superficial cracks appear, also the colour has faded in the sun to an even paler yellow than we had original put on.

Hes bulls....ing a little there,you can now buy plaster that expands without cracking,a little like breathing paint.

As for paints fading we have seen " Shocking Pinks villas fade to an acceptable hue in a couple of years and yellows become primrose.
The UV levels in the Algarve can be very high indeed.
The time to get worried is when you can see daylight through the cracks ( joking I hope )

The paint I used was Membrana Elastica by Tintas VIP which is widely available. I got mine in Izzy (what was Maesto Maco) - available in white or creme. Can't really remember price but I think it was in the order of €60 for 20 litres. It was excellent at covering hairline cracks caused by shrinkage and being elastic can flex with temperature changes.VON VON wrote:Farol
