Carvoeiro Clube - New Development

The Aurora Finance Group, led by Marcel Sanders, is trying to raise money to develop a large plot of land right in the center of CC. You can find the details of the resort here:
www.auroragroupfinance.com/news.php This will put a lot of pressure on CC, I dont know how all of the cement trucks will get in and out without basically ruining the neighborhood. He is advertising helicopter access, a marina, super luxury, race cars, the whole ball of wax. Can any one answer how a 20,000sqm hotel is now planned for what used to be just a 24 unit apartment complex? What rights as property owners do we have to make sure that this is not a "Aurora Group wins all other property owners lose" scenario? It would be good to see your views.

Am I correct in assuming that you are talking about the strip of land that goes from the dome house all the way down to Finisterra?

The development of that strip of land in such a prime position was never in doubt in my mind, especially as the town council is doing everything they can to drive away small time investors to get the big boys in to develop exactly what you describe.
Ultimately, they want to cram as many "prestige" objects as possible in to the last bits of seafront land that are still available.

So, this not being an "if" but rather a "when" matter, with good backing from town council, there is little or nothing the residents can do to prevent/change/influence anything.

This is exactly the piece of land. We have known that it would be developed, so that is not the issue. It more now a matter of what will be developed. The original plans authorized a touristic development of +/-24 apartments. The switch to a full scale apart/hotel with restaraunts, bars, and a lot more rooms is a bit disconcerting as this is out of touch with the rest of the neighborhood. I would like to see a well planned luxury development, as I think this would compliment the neighborhood. However, a development that is too dense will probably chase away the type of investors they would like to attract. If the town council develops all of the seafront land, they might find they have gone to far and it will start to chase tourist away. The council needs to focus on diverisfying the economy away from tourism and trying to bring higher paid jobs to Lagoa.

Hi all,

I have just stumbled across this website after trying to find out what is going on with the new development talked about in this thread. I spent a week recently in Carvoeiro looking at villas to buy (for personal use and holiday lets) just before Christmas, and ended up with a shortlist of 2 in the Carvoeiro Clube and 2 just North of Vale Do Milho. My main concern about the Clube villas was this eyesore of a development that overlooks one villa and is close to the other. We were informed the developer had gone bust, but I notice the last post here was back in 2009. My question is around whether anyone is aware of that these rather nasty looking buildings will be pulled down, or has the council decided to leave them and wait for another developer to finish them off?

Thanks in advance for any help you may be able to give.

If it is in the hands of the bank they will be looking for a buyer, the Camara has little say in such matters.
They would get involved again , as and when a new developer appears they would have to reapply for planning consent.
The Algarve has sadly quite a few of these abandoned developments .

Thanks for the reply. It seems such a shame that these properties were allowed to be built when they are completely inconsistent with all the villas in the area. The number of properties plus the large building (was this supposed to be a hotel?) will create a significant amount of traffic in and around this area. Do you know which roads leading towards this development would be extended to service this development?

For what it s worth the original project approval will be in the Lagoa camara.
There have been similar eyesores arounr in other resorts for years if not decades.

If it is the plot of land between Finisterra and the road that the tennis club is on then they are building houses. I understand there will be only 4 or 6. I don't believe that proposed development was ever a starter - just looking at the land land I cannot understand how they would have created a marina without significantly altering the coastline. Hopefully these houses will be all and far better than a large complex. There is a telephone number and builders on site who can answer basic questions.

I dont know the area terribly well, but there is already a line of half completed townhouses/apartments and behind them a large structure that according to this thread was going to be turned into a hotel/restuarant by the sounds of things. I could be wrong, but I thought there were more than 6 of these buildings, taking up a small portion of this open space,so was assuming this was going to be the start of very large densely populated rows of buildings. I will attempt to upload a pretty poor picture of one of them. They overlooked the property I was viewing, which put me off.

Thanks for the pic, now I know which development you mean. They have been in that state for a couple of years and I presume the developer has either put things on ice or gone out of business like many of the speculative builders! I presume you could find out what is to happen from the Camara if you have a few days to spare but I think they will just remain as they are for a long time yet. I agree they are an eyesore which is a shame because the rest of the area is very pleasant.
