EXTERIOR PAINTING OF VILLA HOW MUCH?

Post by brian m »

We have a 2 storey, 3 bed villa with pool;in ADM and want an indication of how much it costs to paint the outside.I am aware of different types of paint and how many coates etc
My thoughts are having the exterior cleaned first then several coates of an acrylic based paint (white )along with the gate and front and back doors. All the shutters and windows are plastic.
Does any one have idea of the approx cost or perhaps has had their villa painted recently?

Brian

We had prices for painting our property in VdM last year from local(Portuguese & Brits) painters - ranging from €7,000 to €11,500. A friend of mine offered to do it for €3,000 and flew a team of 3 Polish guys from Ireland on a Monday - they worked 10 - 12 hours each day and went back to Ireland on the Friday morning - leaving the place immaculate. They stayed in the property while doing the work.

I'm happy to put you in touch - if you wish. I don't know if the price will be the same but it's worth asking?

We will have to do this in a couple of years so all info is worth having.

One question , our Portuguese neighbours and contacts have all insisted that you use a paint that " Breathes ".
They have pointed out that you can get problems with some of the acrylics ??

True or false ??

That's true - if you don't have 'breathable' paint (if that's the correct terminology) you get large unsightly paint blisters caused by the heat.

Even in the UK you need the 'breathable acrylic' paint for exteriors, especially coastal regions.

only 7000 to paint!!!!!!!!!!!!

lets see now, I painted my own villa last year..it took four days to do. I have a jet washer so washed the walls as well

used three tins of modelos white best paint at 35 euros a tin ...so that 105 euros with brushes etc 50 euros

there are lots of eastern european folk unemployed here, at for example a rate of 100 euros a day that comes to 400 euros but lets be generous and allow for 6 days work or 600 euros.

total 755 euros

so now please tell me how we get to 7000 euros

The exterior of our 3 bedroom single storey villa was painted in April 2008 for 2355.45 Euros.

Interesting comments. As you can see, costs vary enormously. I had a quote for 12,000 Euros to paint my 3 bed villa inside and out, including the swimming pool walls.

My wife and I decided to do it all ourselves. It took 14 days working 12 hour days. We bought good quality paint from Izzi's (approx 45 Euros per 5 litre tin) and applied 3 coats. The total cost for all materials was just under 1,000 Euros.

So the answer is to do it yourself. hard work but a great feeling of satisfaction and of course you put your own personal stamp on the property.

Good luck.

Andara

You and your wife painting the villa 'paints' a great picture mental image (no pun intended) and an envious one. We toyed with the idea, knowing it would be hard work, even went as far as buying the pressure washer - but could not afford the time away to do it - as we are both working here in the UK. We will next time.

Since doing it I have had cards through the door from painters - even had one knock on the door two weeks ago looking for work. I asked him for a 'rough' estimate and he was suggesting €5,000 (at least).I appear to have got away lightly with my 'Irish Polish' solution - and we had a lot of walls to paint both internal and external.

If you can do it yourself and can then stand back to admire and be happy with your handiwork - why on earth would you pay somebody else to do it :D

I'm toying with the idea of bringing friends out for a week, Painters and other building trade workers maybe four or so, paying their air fare and booze and them painting and repairing the place free, what do you think? :?

Pato - great idea - just make sure the paint and walls are clearly identified. Who knows what you might end up with after a few nights 'refreshment' :D

why ship people in when there is so much unemployment here,,,perhaps an advert in one of the local papers offering a daily rate and you buy the paint might be an answer

or ask at any building site if anyone is looking for work

a price of 7000 to 11000 is I am afraid a case of "heres a foreigner with money"

Yes, I agree it is a nice idea to get locals to do the work, but they are at the moment pricing themselves out of the market.

I just think they are pricing their work on the basis that foreigners dont know the price so we will charge a fortune
